Frequently Asked Questions About Our Architectural Practice

Call us or send an enquiry through the website. The first conversation is straightforward — we’ll ask about your project, your site and what you’re hoping to achieve, and we’ll tell you honestly what we think is realistic. No jargon, no pressure. If we’re the right fit, we’ll agree next steps. If we’re not, we’ll tell you that too.

99% of the planning applications we submit are approved first time. That’s not a figure we arrived at by avoiding difficult projects — we work regularly with listed buildings, conservation areas, AONB sites and Green Belt plots across Berkshire, Oxfordshire and Wiltshire. It comes from doing the right work before an application is submitted: pre-application consultation, thorough heritage assessments where needed, and designs that engage seriously with local planning policy rather than hoping for the best.

We quote a clear, fixed fee at the start based on the scope of your project, and that’s what you pay. There are no surprises tied to how the build cost moves. We think that’s the right way to work — it means our interests are aligned with yours, and you can plan with confidence from day one.

Yes — and if you’re based in Oxfordshire, we can go further than that. Kennet Design works alongside Cherwell Design and Build, our sister company, who can take on the full construction for projects in Oxfordshire.

That means a single, trusted team from first sketch to finished building — no gap between designer and builder, no finger-pointing if something goes wrong, and one relationship to manage throughout.

For projects outside Oxfordshire, we work with a network of vetted contractors we know and trust across Berkshire, Wiltshire, Surrey and the wider south of England, and we’ll point you towards the right team for your project and location.

In most cases, we have full involvement in the entire process. Our clients typically want a project handled properly from start to finish — design, planning, building regulations, contractor procurement, project management and site supervision through to completion. That’s where we work best, and it’s the service the majority of our clients choose.

Occasionally we’ll take on a one-off piece of work — drawings for a straightforward application, for instance — but if you’re asking what kind of client we’re set up for, it’s the one who wants to hand the project to a team they trust and have it done right. If that’s you, we should talk.

We offer a full residential architectural design service, end-to-end.

In Oxfordshire, we can also deliver the build directly through our sister company Cherwell Design and Build. Everywhere else, we coordinate with trusted contractors we know well across Berkshire, Wiltshire, Surrey and the south of England.

Most of our projects sit in the range of £200,000 to £1 million in build cost.

We work in the mid to higher end of the residential market — with clients who want a project delivered properly and understand that the quality of the design and process has a direct bearing on the overall property value and outcome.

We’re not the right fit for every budget, and we’ll tell you that honestly at the start if we think that’s the case.

Kennet Design is based in Newbury, Berkshire, and our director Carl is based in South Oxfordshire.

We work across Berkshire, Oxfordshire, Wiltshire, Surrey and the wider south of England. Within Oxfordshire we’ve completed projects in Oxford, Abingdon, Witney and Wantage. If you’re unsure whether we cover your area, just call us — the answer is probably yes.
